CHANGE NOTICES are mailed in February to all property owners. Please review the form to check the accuracy of your mailing and property address, and status of your Principal Residence Exemption. The notice also includes the change in assessed value and taxable value from the prior year as well as transfer information.
LAND AND ECF CALCULATIONS for the 2022 Assessment Roll
Sales from 4/1/2019 - 3/31/2021 were used to determine land values and economic condition factors (ECF) for the 2022 roll. ECFs are multipliers used to adjust square foot building costs from the Michigan Assessor's Manual to the local market. Property is grouped into "neighborhoods" which are properties which share similar characteristics.
